Emojis : de nouveaux compagnons qui s’incrustent dans nos messages
Emoticônes, emojis … C’est pas tout à fait pareil
Les émoticônes sont des combinaisons de caractères qui forment des visages expressifs comme le célèbre ;-). Les émojis, eux, ont été créées en 1997 par l’entreprise japonaise NTT DoCoMo pour réduire le nombre de caractères des messages. Depuis 2010, les émojis ont leur propre clavier Unicode qui compte aujourd’hui 972 émojis classés par thèmes : visages, objets , animaux, aliments …
Une approche plus personnelle
Le télétravail a changé notre façon de communiquer et les émojis qui étaient utilisés dans les échanges personnels se sont peu à peu immiscés dans les échanges professionnels. Recevoir un « Super, merci beaucoup 😄 » de la part de son manager pouvait déstabiliser avant le Covid car cela montrait une certaine proximité. Aujourd’hui, la réception de ce type de message semble normale et ne choque plus. Les émojis apportent la touche de proximité qui fait défaut au distanciel. Ils pallient l’absence de gestes, de regards ou d’expressions du visage. Selon une étude menée en juin 2022 auprès de 1 000 salariés Français, 75% des sondés disent utiliser des émojis dans leurs échanges professionnels pour gagner du temps et sembler moins froids.
Il est bien plus rapide et facile d’envoyer un 👍 pour donner son approbation que de rédiger « je suis d’accord ». De plus, « as-tu pensé à mon devis ? 🙏 » est une approche moins sèche que la même phrase sans émojis. Attention tout de même aux défauts d’interprétation. En effet un 👍 peut être perçu différemment selon les personnes. Certains peuvent y lire «Top, il est d’accord avec moi » et d’autres « il s’en fiche complètement et me répond avec un simple pouce».
Et dans l’immobilier, sont-ils efficaces ?
Les messages courts sont plus percutants pour les internautes et les émojis peuvent donc être utilisés pour capter leur attention en un simple coup d’oeil.
« Voici notre dernier coup de ❤️ (attraction) en exclusivité rien que pour vous à Six Fours les Plages 🌞 (lieu chaleureux où il fait beau). Magnifique 3 pièces avec terrasse et place de 🚘 en sous sol. Grâce à ces émojis, les internautes sont invités à ressentir des émotions spécifiques.
Un dessin vaut mieux qu’un long discours
Les émojis sont aussi utiles pour remplacer des mots par des images en troquant par exemple les termes de maison, immeuble, piscine … par 🏠 🏢 🏊♂️. Ils peuvent aussi accentuer les caractéristiques et les avantages d’un bien immobilier en un simple coup d’oeil sans avoir à tout lire : à côté du métro 🚆, vue sur mer 🌊, en pleine nature 🌳.
Une vente réussie peut aussi être exprimée par 👏, le lancement de travaux par 🏗 ou encore la remise des clés 🔑 à une nouvelle famille de propriétaires heureux 👨👩👧👧..
Attention tout de même à ne pas en abuser. Même s’ils complètent les mots, ils ne peuvent remplacer la richesse de l'écrit.
Pas si facile de vendre des programmes en BRS (Bail Réel Solidaire)
Les prix bas du BRS, 15 à 40% en dessous du marché, attirent naturellement de nombreux primo-accédants. D’ailleurs, le plan de relance du logement du gouvernement, qui prévoit une augmentation prochaine des plafonds de ressources du dispositif, va encore élargir le nombre de ménages potentiellement éligibles.
Cependant, ces nombreux prospects constituent une base de contacts parfois décevante lorsqu’on avance dans l’étude des dossiers. Les raisons sont multiples : contacts non éligibles, non finançables ou encore qui n’adhèrent pas à l’idée de ne pas être propriétaires du terrain (et donc contraints de verser une redevance mensuelle). La base de contacts initiale se réduit alors considérablement au fil de l’étude des dossiers.
BMG accompagne des promoteurs sociaux depuis 3 ans maintenant (Coopimmo, Seqens Accession ou encore RATP Habitat…). Au fil des lancements BRS qui nous ont été confiés, nous avons élaboré différents outils pour pré-sélectionner des candidats à l’accession en BRS et éviter aux commerciaux une montagne de contacts à qualifier.
L’outil principal est le dossier de candidature qui permet aux prospects de déposer leur demande en ligne et d'y joindre toutes les pièces justificatives nécessaires. Le conseiller commercial reçoit alors un dossier complet par candidat et peut ainsi retenir ou écarter des contacts avant la prise de rendez-vous.
D’autres outils, permettent aux futurs acquéreurs de se familiariser avec le dispositif. Un simulateur, aide les prospects à déterminer s'ils sont éligibles ou non. Autre outil populaire, un guide du BRS téléchargeable, simple et pédagogique qui fait le tour des conditions d’accès, des avantages et des contraintes. La FAQ et le chat complètent quant à eux le guide et répondent instantanément aux questions des futurs acquéreurs. Enfin, la vidéo d’1 minute sous forme de storytelling est le moyen le plus agréable et ludique pour s’informer sur le BRS.
Parallèlement à ces moyens d’informations et de tri, nous proposons des actions pour optimiser la période d’exclusivité avec des campagnes email / sms ciblées sur les habitants ou salariés de la ville. Nous réalisons aussi des courriers personnalisés adressés aux locataires du bailleur social.
